Our campsites are off-the-grid which means they generally do not have access to electricity, wifi, or modern plumbing. Instead, they offer the chance to relax, unplug, and fully experience nature! Your Tentrr campsite includes a 10'x12' (120 square feet) safari-style canvas tent on a raised wooden platform. Inside the tent you'll find one queen bed or a queen-size bunk bed (see photos for the exact setup). The tent is big enough for the bed plus one or two extra sleeping bags on the floor. Aside from the canvas tent, campers can also use the extra 5-person pop-up dome tent that’s provided. My home is in the heart of Mendocino wine country, just minutes from the town of Ukiah and 1hr 40min from SF. You'll love this property's open floorplan, clean home with spectacular mountaintop views taken in while lounging, eating, hot tubbing, and even showering (heated shower) poolside on a 21 acre property good for short walks and picnics. Has 3-4 acre fenced in area perfect for pets! Home is great for couples, small groups of friends, families and kids and pets. Deck hot tub for 6 overlooks scenic valley! The space The house has a bright open kitchen floor plan with incredible views out panel sized windows and sliding glass doors. Perfect for seamless indoor/outdoor living on the 2000 square foot south-southeast facing redwood deck with a pool, hot tub, gas grill and even an outdoor shower! A 6 person hot tub on the deck overlooking the scenic Bell Valley is great in any weather. The spa is cleaned and treated every week. The kitchen is newly remodeled farmhouse style with new appliances and deep sink, and an island with a stovetop, designed for eating and socializing during cooking. There is a 400-foot long dirt and rock driveway up to the house, steep in parts, that can be intimidating for drivers not used to driving on rural dirt roads. It is smoothed and re-rocked every year and is accessible to front-wheel drive vehicles, however for vehicles without 4 wheel drive, you may likely experience some tire spin driving up, plus cars will collect dust from the road, especially in the late summer and early fall before the first rains of the fall. If this is something that you are not comfortable with we advise that you do not book the house. Our cleaners drive front-wheel drive sedans up the driveway on a regular basis all year without difficulty, so it is accessible for non 4 wheel drive vehicles but drivers with minimal experience on rural roads may be reluctant so be please be advised that you may experience tire spin while going up the driveway. We provide additional guidance on driving up (drive up with momentum, in low automatic gear) and are happy to answer any questions to prospective guests but please be advised that, again, the driveway to the house is a steep, dirt and rock road when deciding to book. You are always welcome to park some or all vehicles along the bottom section of our private driveway above lower gate for walking or shuttling a second car if you feel more comfortable only driving a four wheel drive vehicle up the driveway. Pool is a weekly cleaned and treated unheated pool exposed to direct sunlight almost the whole day with a solar cover. The pool can be warm enough to swim into October and early as April depending on how hot or cold the recent weather has been and whether/how much it has rained recently. We have a heated outdoor shower right next to the pool. The pool is winterized from November-March because the water temperature is typically quite cool. Lovely Mediterranean plants dot the hillside next to the deck including blooming olive trees and lavender. Deck edge facing downhill is secured with fencing with other sides open to flat or gently-sloped ground or short set of stairs. There are steep hills once off the deck so small children will require supervision. There is a Weber barbecue grill at the house perfect for outdoor grilling and eating. Master bedroom has a king size brand new memory foam mattress, wall mounted flat screen with cable and Netflix. It has windows overlooking the mountains valley and a sliding glass door directly onto the deck next to the pool. The master bathroom has a shower and raised bathtub, with two separate sinks. The second bedroom has a brand new queen size memory foam mattress and direct access to the second bathroom with a window that looks onto the garden. There is a new queen-size Aerobed and a comfortable futon sleeper sofa for use in the very large sized family room for additional guests. The house has a new washer and drier, new dishwasher, and full cell phone coverage and high speed wifi internet access. The house is also stocked with books, games and some toys. Guest Access Guests have access to the full private access 21 acre property of lovely, mature California oak and Manzanita trees savannah hillsides which includes a 3-4 acre fenced in area for pets. Please close driveway gate upon entry and exit to prevent deer from coming in and eating the plants near the house. The house and deck and nearly all of the property offer full privacy with neighboring properties' homes at quite a distance away. A good walk on the property is to walk up the hillside just outside the manual gate. Towards the top of the property you can find a bench on a flatter area that is great for picnics, with lovely views of the Ukiah Valley. Other notes Mendocino County Guest Tax (included in the cost of your stay): The county requires any short term lodging host (hotel, camping, B&Bs, VRBOs) to collect an 11% Transient Occupancy Tax based on the stay charge excluding cleaning and service charge fees. Payment is collected by VRBO and paid by the host to the county. The neighborhood The house is very private on 21 acres, with similar large acreage properties of friendly full time resident neighbors. Please be respectful to our close community of neighbors by not hosting any parties and by maintaining reasonable volume levels as sound does travel up and down the mountainside and valley. Within 5-10 minutes of the house, you can find excellent visitor friendly Mendocino County winery estates including food and live music in the Ukiah Valley. The town of Ukiah has great restaurants and weekly outdoor events in summer. The City of Ten Thousand Buddhas is a Buddhist temple and monastery nearby that is worth visiting. The house is also right off of Boonville Road which is a lovely roughly 15 mile drive to the adjacent Anderson Valley wine district. The quaint towns of Boonville, Philo and Navarro in the heart of the Anderson Valley AVAs have world class wineries specializing in pinot noir, chardonnay, syrah, and sparkling wines, as well as excellent restaurants. The pioneering craft beer Anderson Valley Brewery has a tap room and offers daily tours. There are several wine and other festivals throughout the year in the Anderson Valley and Ukiah Valley. Getting around There is plenty of parking in the circle driveway next to the home. The lower gate remains open while the upper gate next to the garden shed is to keep deer out of the plants near the house and allow pets to have a confined space to roam so please make sure the gate is securely closed after each entry and exit. Access to Highway 101 is less than five minute drive to and from the house. Please be advised that as most places in nature in Northern California there is always the risk of ticks for your pets and yourselves, so you should be sure and check yourselves and your pets after trips out into the property and nature.

There is a Safeway in Healdsburg as well for those staples you might be looking for. There is no grocery store in Hopland as we are such a quaint wine country village but there is a small convenience store for pop and beer.

For ' Foodaphiles' Our area is known for it's Mediterranean like dry weather, beautiful sunny summers and for 'farm to table' dining at Michelin rated restaurants nearby in chic Healdsburg 25 minutes south. Locally, organic faire at Campovida de Piazza 'Stock Farm' either inside their sports bar or outdoors at their outdoor bar and patio with sculpted water fountain or inside with a cool industrial vibe and a great selection of their wine country menu, wines and artisan brews or across the street at the Golden Pig , offering a wonderful selection from their ranch pasture raised meats and greens for farm to table dining, or at the Hopland Tap Room for fun brew and casual patio dining & RockSeas for lunches and late night fine dining and the Blue Bird iconic cafe for wonderful breakfasts and hamburgers or try Steep for fine brewed coffees and teas for your morning wake ups all within the village. In Geyserville you will find the outdoor 'Art Sculpture Park' and fantastic dining in a San Francisco like experience at Diavola's Salumeria, (they don't take reservations so you have to be there by 5:00 p.m. to get in as the lines get very long on weekends!). Or try one of our favorite places in Geyserville, 'Catelli's', reservations are a must just down the street! This is the very best California and Italian style cuisine outside of North Beach in San Francisco that you will ever find! Dominica (co owner and chef with her co-owner brother Nic Catelli) you will find her carefully guarded many generations family secret 7 layered to die for lasagna! Pasta paper thin melt in your mouth you will not believe it! Further south on Highway 101, 15 minutes to the heart of Sonoma County is the wine country village of Healdsburg which is where two more of our favorite wineries are; Ferrari Carano off Dry Creek Road and their gorgeous gardens and Wilson Winery. Near Ferrari Carano's winery you can hike over 17000 acres, fish, back pack, kayak, canoe, paddleboard, sail, jet ski, swim & recreate at Sonoma Lake and Recreation Area, visit the fish hatchery and watch the salmon and trout jump the run ladders during spring for spawning season! Healdsburg is a 'MUST GO TO!' place as it has everything for everyone! It is considered the very best of what Sonoma and Mendocino County has to offer. From wineries, wine tasting rooms, bakeries ' La Cousteaux' a local's favorite, chocolatiers, specialty shops, tea rooms, designer garment show rooms, World Class Michelin rated restaurants such as Single Thread, Dry Creek Kitchen, Valettes, and Barn Diva. There is Scopa's, Baci, the Healdsburg Shed for wonderful dining as well as having day and evening cooking classes taught by local award winning Chefs, The Chalkboard, Willie's Tapas Bar, and so many others just to name a few! Beautiful galleries, specialty boutiques, olive oil tasting rooms, museums, farmer's markets, free summer concerts on the green on the Healdsburg Plaza, and special wine auctions, Plein Aire Art Festivals and many other events all year around. 1 mile away, the Piazza de Campovida and Stock Farm Sports Bar have delicious gourmet salads, full lunch and dinner menus, outstanding pasta dishes & fire roasted pizzas which are divine! Outdoor bar and fountain side eating is awesome! The iconic Blue BIrd Cafe is widely known by locals for their HUGE hearty breakfasts as well as Hamburger Ranch in Cloverdale just 15 minutes south. They both serve outstanding hearty breakfasts and lunches ! 'Steep' for fresh brewed specialty coffees and teas or Starbucks in Cloverdale. Try sipping wine and olive oil tasting at Brutocao in town ! Day trips are ideal to see the CA coast and the quaint New England village of Mendocino and have 'chowduh or 'crab cakes' at Trillium Restaurant about 1.50 hours away making a great day trip for touring and exploring the coast of Mendocino! Try Fort Ross on the coast south of Mendocino Village and explore the historic outpost of the 1800's early Russian settlers. All in all, breathtaking beauty! You can travel north 2 hours to the giant Redwoods located in Garberville and see some of the oldest and tallest trees on earth and drive the "Avenue of the Giants' that parallels the Highway 101. Take in the Victorian Village of Ferndale for seeing a whole town made up of beautiful Victorians and do some antiquing, shopping and exploring. In the summer, you can also spend your day kayaking, boating, rafting, & hiking on over 17000 acres and do some fishing on Sonoma Lake & Recreation Area at the end of Dry Creek Road. You can also enjoy horseback riding at the Ranch at the same location and ride along the rim of the lake and dam! Directions and Groceries If you are traveling north from either Oakland airport or San Francisco airport and you are coming north on the 101 we suggest that you purchase all of your groceries that you might be needing for your stay at either Olivers in Windsor off of Central Windsor exit or at 'Big John's' off Dry Creek Road exit in Healdsburg. There is a Safeway in Healdsburg as well for those staples you might be looking for. There is no grocery store in Hopland but there is a small convenience store for snacks, pop and beer.

Want a BBQ, then turn up the outdoor speakers, open the tiki hut, turn up the spa and jump in the pool. You’ll love our place because of the views, the high ceilings, the location, the privacy, and the luxury. Good for big groups, families or just couples. Light and airy. Lots of windows over looking the lake and pool. High ceilings and sky lights make the massive 3700 square feet seem inviting. Very comfortable, two king sized beds, one queen size bed, open floor plan, lovely pool deck to enjoy the pool, BBQ or dine outside under the wisteria covered trellises. Guarantee you will love this private home. Very clean, luxurious and fully equipped. Guests will have access to black bottom salt water swimming pool, hot tub, BBQ, washer and dryer. Can park 4-6 cars on sight. Full Direct TV with all premium channels with three TV's. Outdoor speakers wired in and out of house (bring your music on your iphone and plug it in). Misters outside on the wisteria covered trellises if it gets too hot! A full tiki hut with sink for a pool party. Hot tub for 6 people with views to die for.
